Saunders were commissioned to prepare proposals for the regeneration of Kirkby Town Centre. Following unanimous planning approval the detailed design was developed to tender stage. The design links together the existing shopping centre with new retail and leisure facilities, is sensitive to its context, and creates a modern shopping destination at the heart of Kirkby.

The development includes a 46,000 sq ft Morrisons supermarket, 12 retail units, 2 drive-thru restaurants, and a petrol filling station. This satisfies the demand by local residents for greater shopping choice as well as an attractive area in which to spend time.

The building design is influenced by the character of the surrounding area. It reflects the modern style of the surrounding contemporary public buildings by the use of recessed, double height glazing and charcoal coloured cladding. These same principles are mirrored in the food store design whilst allowing for required anchor tenant branding and personalisation.
