The first phase of a larger masterplan to replace 1960s low rise residential blocks with new medium to high rise apartment blocks, along with community spaces, retail units and high quality open space including a new community square. This phase of the development comprises 30 units in a single block that varies between 4 to 6 storeys in height. The units are a mix of flats and maisonettes, all dual-aspect and affordable tenure.
The development exceeds the 35% mandatory carbon reduction target set by the London Plan. To minimise thermal energy requirements a ‘fabric first’ approach was adopted with a very high standard of building fabric performance. Passivhaus principles were used to simplify the building form factor, increased levels of insulation incorporated into the external envelope, thermal bridges designed out and optimised window sizes used to ensure good levels of daylighting whilst minimising heat loss and excessive solar gain.
Saunders were appointed by our main contractor client who was delivering the scheme for the London Borough of Lambeth.

All information was drawn and coordinated in Revit.
Construction commenced on site in December 2020 and completed in November 2022.
