Innovation Park North Campus, Waterbeach

Client

Cambridge Innovation Parks Ltd

Saunders are working on the design of a sustainable Innovation Park, where low carbon design is at the core of the project brief. The aim is to develop the site as an exciting and sustainable workplace for tech, software and professional service organisations.

The project includes the masterplan scheme for the site - the result of a positive collaborative approach between client, council and the design team, who, from the outset, have placed sustainability at the heart of the project. It is a business park for the future, with low carbon buildings in a landscaped setting. The scheme promotes walking, cycling and exercising and prioritises social interactions and mental wellbeing to attract new businesses focussing on technology as well as companies with a sustainable ethos.

Alongside the masterplan, Saunders prepared the detailed design of new office buildings, which are to be constructed using sustainable, plant-based materials and modular construction.

The design manages sustainability with a holistic approach. This has driven decisions relating to building services, material choices, landscape proposals, drainage solutions, placemaking and the transport strategy. Adhering to the RIBA 2030 Climate Challenge, LETI principles are used throughout.

The scheme is an oasis of wellbeing, allowing people to flourish and enjoy life whilst at work. It is defined by strong ecological principles which, through careful landscaping and the inclusion of a substantial strip of swales and planting, responds directly to the local Cambridgeshire fenland character.
