The development forms part of the Beaulieu Park masterplan granted Outline consent for up to 3,600 dwellings, mixed use, education and community facilities, and public open spaces. Saunders provided support for a competitive bid submission by Cala, based upon the approved Illustrative Masterplan and Design & Access Statement principles of the permission.
Following the successful acquisition of the Parcel, a Reserved Matters application for 145 residential properties was developed through consultation and collaboration with Chelmsford City Council. The proposals consist of both apartments and bespoke housing typologies situated in two, northern and southern, sections separated by a central green spine with existing mature hedgerow and oak trees. The Zone V boundaries are characterised by native hedgerows that allow occasional glimpsed views of the site.
