The site was formerly occupied by Harlowbury Primary School and is located between three conservation areas. The school has been relocated as part of the nearby Gilden Park residential development. Following viability analysis of the Old Harlow area, Saunders were appointed to develop the masterplan for the provision of 42 high quality dwellings. Due to site constraints including existing services, topography, adjacent heritage assets, mature trees and a commitment to a net gain of biodiversity, the small site presented a challenging brief.

The scheme layout was developed to benefit from its countryside edge setting, incorporating new public pedestrian/cycle routes through the site to the wider Harlowbury area and allowing new, valuable views from and of the site. The scheme profited from collaborative workshops with the Local Planning Authority and Quality Review Panel.
