Saunders are appointed as Architect for the design and delivery of the redevelopment of an existing residential site close to the Royal Victoria Dock. The site is located just to the north of the Custom House Masterplan Strategic Site which is currently being designed with two ‘Kickstart’ sites at planning application stage and the wider masterplan being developed through a series of engagement sessions with London Borough of Newham planning officers, the local residents and members of the Custom House Steering Group.

The development seeks to build on the aspirations of the Custom House Masterplan and extend the boundary of the regeneration works to the area, to provide 55 new residential properties across three independently accessible blocks of between 3 to 7 storeys comprising 1, 2 and 3 bedroom flats and 3 and 4 bedroom duplexes. The scheme will provide 100% affordable dwellings for London Borough of Newham with over 40% at 3 bedspaces or over. In addition, the scheme will seek to enhance the public realm around the site, including the enhancement of the existing pedestrian footpath connecting Freemasons Road to Hartington Road as well as providing 460sqm of play space for 0-11 years and secure cycle storage in excess of minimum requirements.

The proposed scheme seeks to provide 100% CO2 reduction entirely through on-site measures with no carbon offset component proposed. It will also be designed and built to achieve Passivhaus certification to deliver a scheme which is sustainable at the core and will help London Borough of Newham towards their goal to be carbon neutral by 2030.
