This mixed use regeneration scheme revitalises the former Swan Centre – a district shopping precinct dating back to the 1960s. Saunders worked on this project from initial conception achieving a detailed planning consent and subsequently developing the detailed design through construction to completion.
The new Swan Shopping Centre sits adjacent the primary route into Birmingham from the east, and creates a new retail destination and focal point for the people of Yardley and the surrounding communities. The development includes 177,000 sq.ft of new retail, anchored by a 110,000 sq.ft Tesco Extra store with trading mezzanine. The retail elements are linked by a covered mall, incorporating a central covered square with cafe seating. The centre sits below the refurbished Bakeman House – an existing high-rise residential block, which is incorporated into the scheme at ground floor level - and also includes a 9,000 sq.ft commercial office building fronting the A45 to the south.
