Saunders were instrumental in securing planning approval for a large, out of town, mixed use development with a significant retail element. The site is in a prominent position at the entrance to an existing retail park. The design reflects the Fenland characteristics of the local area, and includes a proposal to flood part of the site to create a lake.

The scheme includes a 120,000 sq.ft Tesco store alongside a 40,000 sq.ft DIY store, and a further 55,000 sq.ft of non-food retail. This is complemented by 16,000 sq.ft of light industrial buildings, B8 warehousing space, and trade counter retail outlets, alongside the outline consent for a contemporary 60 bedroom hotel, franchised public house, offices and lakeside restaurant.
