Saunders Partnership have completed the development of their own offices in Welwyn Garden City.  The 900m² office development is also home to three other professional practices who collectively offer expertise in quantity surveying, structural, civil and transportation engineering and services engineering.
The Studio Four project involved the extension and refurbishment of an existing light industrial unit and had an overall contract sum of £650,000.   Work commenced on site in May 1999 and was completed in November 1999, under a JCT IFC 98 form of contract.
Works to the existing building included the complete re-cladding and re-glazing of the external envelope, refurbishment of all internal areas, upgrading of fire protection, new services and drainage installations.  The striking 240m² two-storey extension forms the frontispiece of the building and features a sweeping wing roof over an inclined, fully glazed façade, flanked by white rendered walls. A silver clad tower signals the main entrance. 
The extension accommodates reception and administration areas on the ground floor, with conference facilities on both floors and executive offices on the first floor.  The existing ground floor was reconfigured to provide two 200m² open plan office suites.  Saunders Partnership’s offices on the first floor reflect the practice’s team structure, with four open plan bays and modular furniture, which is readily adapted to suit changing needs.
Finishes and specification throughout are of a very high standard and reflect the practice’s design philosophy for clean, functional and efficient design of internal and external space.

Saffron Hill
Saunders Partnership were the appointed architects for this 3-storey, 35,000 sq ft office development in Watford for Cornerstone Developments.
Work commenced in 1990 and was completed in 1991 under a JCT 1980 form of contract, with a contract value of £4m.
The site had several complications, with difficult levels and two dwellings which had to be relocated as part of the development proposals.   The cross-fall on the site was used to advantage to provide access to semi-basement parking, allowing very efficient site coverage. A vernacular design was chosen, using natural materials, to blend with the surrounding area.   
  
Watford
To pave the way for the construction of  Westminster  station on the new Jubilee underground line, MP’s and Peers were re-located from its site into replacement parliamentary offices at Westminster House, Millbank.   Formerly the UK headquarters of British and American Tobacco, this building was refitted to provide 80,000 sq ft of offices and related facilities of the highest standard.

Work commenced on site in February 1992 and was completed later the same year, under a JCT Design and Build form of contract with a contract value of £4 million.   In order to achieve an early construction start, Saunders Partnership installed their own team on site for the first few weeks of the contract to carry out the necessary inspection and appraisal of the existing building fabric.  This enabled detailed design and working drawings to proceed  with confidence at the rapid pace required by the contract programme.

The project involved complete stripping out of the building interior and the reorganisation of internal space to provide offices, restaurant facilities,  CCTV control rooms and residential flats.   Very sophisticated IT installations were incorporated and of course the highest security measures were implemented, both in the design and throughout the construction process.
