Completed in 2003, this development is situated within the grounds of Warley Hospital, Brentwood.  Saunders Partnership was commissioned to produce planning and construction drawings for the final phase of a much larger development which involved both refurbishment of existing buildings into private flats along with new build flats and housing.
Phase 3 consisted of 62 units split as indicated below between houses and flats set in a series of blocks with the most prominent of these being a crescent shaped block of high spec town houses with first floor terraces to the rear and a 5 storey block of flats with basement parking and roof top balconies.

The Spinney was originally an ordinary looking property built during the 1970’s, but it was located on a substantial countryside plot. The brief was to increase the living accommodation to include additional bedrooms and a billiards room, and for the design to be architecturally striking.
The solution was to remove the existing low-pitched roof, and by reconstructing the new roof at a much greater pitch and introducing the dormer windows, an additional three bedrooms could be provided. Additionally the end gable was a completely new feature, and this housed the billiards room and the master galleried bedroom.
The client sought to use high quality materials in the creation of the various features and fittings. These included the ash timber windows including the feature gable windows, a bespoke ash framed conservatory, English oak staircases, and the purpose built and designed kitchen.
The project, which used the JCT 80 Contract, was completed during August 1993.
  
Wheathampstead
This project provides 232 key-worker bedrooms for Unite arranged in 5, 6 & 7 bedroom cluster flats each with their own kitchen / dining rooms, and with communal facilities including laundry and common rooms for the whole building, all above ground floor shop units.

This project was carried out in conjunction with the Design & Build Contractor taking the scheme from tender stage, through planning and detailed design, and construction on site.

Tottenham
Saunders Partnership were appointed to undertake the detailed design and construction information for this social housing project, comprising 85 new houses and flats at Vicarage Farm Road, Heston for a consortium comprising Ealing Family Housing Association, North British Housing Association,  ASRA   and  Housing For Women.

The project had a contract value of £3.5m and was completed in 1994, under a JCT Design and Build form of contract with Wiltshier Construction as the main contractor.   

Located on the site of a former School for the Deaf, the development lies directly below the landing flight path for Heathrow Airport.   Consequently special attention was required to the sound-proofing  properties of the building fabric to protect the residents from abnormal levels of aircraft noise.
  
Heston
Saunders Partnership undertook the detailed design and construction detailing for the whole of this project, which comprised the refurbishment, alteration and extension of a former nurses home to provide 47 luxury apartments for Berkeley Homes, with a contract sum of £4 million.

Work commenced on site in January 1996 and was completed in March 1997, under a JCT Design and Build form of contract.

The project involved extensive stripping-out and reinstatement of the existing building fabric, the construction of a seven-storey rear extension and a two-storey mansard extension over half of the building footprint.  Apart from the necessary structural alterations and repairs, the building received a complete new roof, new doors and windows throughout, upgrading of sound proofing and fire-proofing provisions, new services and drainage installations, damp-proofing and timber-treatment and full restoration of its brick and stone facades.  Common areas and individual apartments were fitted-out to a very high standard, in accordance with Berkeley Homes’ requirements.

Gerrards Cross
Due for completion in July 2005, this development is situated within a high residential area in Southampton Street, Reading.  Saunders Partnership was commissioned to produce construction drawings for this high density stand along development.

The scheme lead by Crest Nicholson consists of both houses and flats for sale as well as flats for rent, brought about via a S.106 obligation for social housing units as part of the planning permission.  The most prominent part of the scheme as indicated via the computer generated images was for 70 flats in a single block in a mix from 3 to 6  storeys high with basement car parking.

Saunders Partnership brief was to develop the planning approved scheme into full construction issue drawings in line with Crest’s internal specifications for the units for sale and Housing Corporation guidelines and associated publications for the social units.

This project is a mix of twenty, one

ownership for the Peabody Trust .

South Tottenham
Completed early in 2005 this is the first of nine phases to be developed over a seven year period by Crest Nicholson Eastern (Ltd) in the Red Lodge area. Saunders Partnership brief was to develop the planning approved scheme into full construction issue drawings in line with Crest’s internal specifications. Phase 1Bi consists of 17 high specification units for sale split between 2, 3 and 4 bedroom luxury houses. Construction of which is via traditional block inner leaf and brick, render, flintwork or timber cladding outer.  
Suffolk Phase 1Bi
Continuing our excellent working relationship with Crest Nicholson (Eastern) Ltd Phase 1C is due for completion in 2006 this being the second of nine phases to be developed over a seven year period by Crest in the Red Lodge area. Saunders Partnerships brief was to develop the planning approved scheme into full construction issue drawings in line with Crest’s internal specifications and Housing Corporation guidelines with associated publications, building upon experience gained from the unit types and construction methods used during the phase 1Bi development. Phase 1C consists of 146 units split between 2, 3 and 4 bedroom houses for sale and a combination  of 2 and 3 bedroom houses for shared ownership / rent, brought about via a S.106 obligation for Social Housing units as part of the planning permission. Construction of the ‘for sale’ units is traditional block inner leaf with a combination of brick, render or flintwork outer, the houses for rent being timber frame with brick facing.
